Quoted rates exclude the following fees which must be paid directly to the property after the booking has been confirmed, usually a week before check-in, but in some cases on arrival.

The booking/reservation is subject to strict compliance with the House Rules. In accepting and confirming this booking you acknowledge that you have read and understand the House Rules as per provisional booking email and/or arrival brief. You agree to comply strictly with these rules and accept liability for the payment of any damages and/or penalties imposed should you fail to comply with the House Rules which may also lead to your eviction with no refund.

Final rental amount is to be paid to the property management company no later than 30 days/1 month before arrival, together with additional fees of R 1250 management fee and R 4000 refundable breakages deposit. For international guests only, the breakages deposit to be paid in cash on arrival, if local residents this needs to be prepaid via EFT.

Unruly and/or noisy behavior will result in an eviction, with no refund. No parties or events are permitted at the property. Please respect the property and your neighbors, thank-you! No loud music or noise after 22h00 please.

Bella Vista Villa is situated in a quiet residential neighborhood. We kindly request that loud music, parties or any excessive noise be avoided at all times, to preserve the serene and tranquil setting. No loud music or noise will be tolerated and the owners and property management company reserves their rights.

A cleaning surcharge will be charged should the tenants not leave the property in reasonable condition for occupation or if check-out happens later than the specified time. Housekeeping service is not included - it is optional extra. Please advise us well in advance if you require this service.

Travelling with children?
Children of all ages are welcome. This house isn't equipped to be child friendly. Do take care of small children at this house as there are no safety barriers on the stairs or railings, also no safety net on the splash pool/jacuzzi. The owners and property management company will not be held liable in any way.

How to confirm?
Deposits are required to confirm a booking, usually 50% but sometimes as high as 100% depending on season and time till check-in.

Cancellation policy
We may impose a cancellation fee in the event of cancellation before date of arrival. The fee will depend on the nature of the booking, the length of notice of cancellation before arrival, the reasonable potential to find alternative clients for the reservation and the reason for cancellation. In the event of cancellation due to the death or hospitalization of a person for whose benefit the reservation was made the full amount will be returned should sufficient prove be submitted.

The following cancellation terms and conditions apply to all travel services:
50% non-refundable deposit to confirm booking;
You will be refunded any additional payments made if you cancel 60 – 30 days prior to arrival;
You will waive 100% of payments made if you cancel 30 days or less prior to arrival.

Cancellations of bookings will only be accepted if submitted in writing. No refunds will be given for partly used services or for no-shows.
